"Our Cottage Sold in 2 Days After Being on the Market for Months"

Here's the situation

Megan and her family had owned their cottage for a couple of years. They bought a different property and realized they weren't going to need the cottage anymore, so they decided it was time to sell it.

They listed it for sale with a different agent in August. He had an old fashioned approach to real estate and basically just stuck a for sale sign in their front yard with little to no social presence and zero scheduled showings. Megan grew frustrated because she knew if her home had the right exposure, allowing people to see and experience photos of her home, then people would fall in love with it just as she had. October rolled around and their beloved cottage was still on the market.

"YOU SHOULD LOWER THE PRICE..."

"Our previous agent suggested we re-list our cottage (after it didn't sell) at an even lower price. This didn't make any sense to us because we had been watching the market very closely. It was heating up and we had also been doing several things to keep the cottage up to snuff.

I started following Heather on social and fell in love with what she was sharing. The way she marketed mirrored the way I looked for properties myself.

The more I saw Heather's Facebook and Instagram ads, the more I craved that presence for my property.

I knew Heather could help us, so I gave her a call. And to top it off, when I reached out to her, she responded right away."

FALLING IN LOVE ALL OVER AGAIN

"I'll never forget the moment Heather came to visit with us. We told her our plans and expectations and she told us the number [listing price] that she was thinking. We were sitting around the kitchen table when we both instantly looked at each other and said, 'Let's work together.'

She brought in a gentleman who did drone shots.

She staged it beautifully and made our cottage look it's absolute best.

She took high quality, professional photos.

She did an incredible video with an introduction featuring our cottage as an island property and highlighting the lifestyle that surrounds it.

And she marketed it exactly how we wanted.

We trusted her advice so much, I remember constantly asking her, 'what else should we do?'  We were so impressed.

After watching the video she put together, we fell in love with the cottage all over again. I remember saying to myself, 'Let's buy this place!'"

SOLD IN 2 DAYS FOR OVER ASKING

"Our goal was to allow people to see what a great cottage it was. Heather exceeded that.

We went from our previous agent saying "it didn't sell, so let's lower it" to Heather who said, "Let's focus on what makes this cottage special, and make people fall in love with it."

Her marketing was top notch and her local knowledge was impressive.

Sure enough, our cottage sold in two days for over asking."

A REFRESHING EXPERIENCE

"I've dealt with a lot of real estate agents (even my mother was one)  and Heather is one of the best. She is very aware of how people are thinking throughout the process on both sides and is always there to advise, guide and counsel. If you follow her on social media, you'll see what I mean. She's always talking people through situations or clearing spaces out.

She's not the type to just say, 'Here's a property, if you like it, then we'll do the next step'  like most agents do. It was refreshing. She has a way of advising you and letting you know exactly what you need to think about next. Not everyone has such an objective approach...She's the best agent there is, especially in Muskoka."

"We went from our previous agent saying 'It didn't sell, so let's lower it' to Heather who said, 'Let's focus on what makes this cottage special, and make people fall in love with it.'"

MEGAN'S ADVICE TO OTHER SELLERS

"Heather is a 10/10. Definitely work with her- there aren't too many other agents out there as good as she is. She's the gold standard.  And her marketing is top notch."
